We all know that one of the great things about using CGI and 3D technology for Property Marketing, is that once the 3D model is created, you can use it for creating Property CGI’s, 3D Flythrough Animations, and 3D Site Plans – all from the same model !

This doesn’t stop there, one of the really cool things you can do is create an interactive 3D Panorama, which allows the user to look at the 3D model from multiple viewing angles. As well as being fairly simple to create, they are also easy to distribute by virtue of the fact that most can be embedded into your website. This is a great way of add interactive 3D, or “virtual reality” to your website.

Not only is this a much more engaging way to promote your property, but it allows potential customers to spend time looking at your product from as many different angles as they want. This tends to mean they stick around longer on your website – it’s the interaction that keeps customers interested in your site.

There are many interactive solutions to choose from, but this article is really focussing on Panoramas. These are one of the simplest interactive web applications. In essence, it’s a spherically rendered image, which is then wrapped around the viewer. The result is a “nodal” interactive 3D model for your website. These types of interactive 3D models are usually referred to as Panoramas. One of the most popular formats for these is QTVR (Quicktime Virtual Reality) by Apple Inc. They can also be presented in Flash or the new HTML5 standard just as easily. They can also be added as multiple Panoramas, where you can link rooms together, clicking in a doorway would take you to the next room, giving you a truly virtual tour of any property.

Recently completed, this video production by Blue Cube Studios, was produced and edited entirely in-house. Being a specialist in property CGI, animations and virtual tours, Blue Cube Studios also supplied all the CGI and Animation content in this video.

One major benefit of having all your video production under one roof, is that the script is written, developed and edited in the same room as the animations are being created. This means that the visuals on screen can be uniquely timed and arranged to suit the brief perfectly – and vice versa.

This makes for a much more cohesive presentation, which is more informative. The usual pitfalls of “shoe-horning” all the 3D walkthrough animations into the video production at the last minute, were totally avoided here as Blue Cube Studios did everything in-house !

The project brief for this property cgi was to create a photomontage, showing a proposed care home in Upminster. The purpose of the property cgi was to support a planning application, and more specifically, it was used to win the support of local residents.

When creating our property cgi’s, we model the entire development; this meant that when the developer requested a second angle at the last minute, we already had the information and were able to produce a second angle very quickly and at a greatly reduced cost.

Having the two angles of this development, matched into real photography worked really well for this developer. They were able to take high quality printed copies of the proposed development to the local residents, which showed the low impact of the proposals upon their surroundings. This put a lot of the local resident’s minds at rest and our client ended up with 8 signed letters of support.

The great thing about the way we produce these property cgi’s is that we can quickly and easily create 3d fly around animations like the one below; because we have modelled everything right from the start… this video is HD so hit that Full Screen button !

When you have a range of property CGI’s which are required of the same development, the best way to approach this is to create a single 3D model for the entire development.

Not only does it allow the creation of great Aerial CGI’s like this one, but it also provides a great deal more flexibility when it comes to setting up views and camera angles. Then, when the client comes back and requests further property CGI’s, these can be provided as a low cost and quick service. This is essential in the current economic climate. Where other studios might create a 3D model for each view individually and therefore only model the geometry visible in that particular shot, this is NOT very flexible and often causes problems when clients come back to them requesting different views. The approach at Blue Cube Studios is to model the entire development, including ALL landscaping such as planting and trees. Another advantage of this Single Model Approach is when changes are made to one area, they are reflected in all the other views.

All these property cgi’s were created from the same 3D model, which means ANY angle can be created, as well as the easy creation of 3D Walkthrough animations – all at a much lower cost !

Architectural CGI’s are very useful for conveying architect’s designs in a colourful and engaging way that even the layman can understand. The common problem with architectural drawings is they are drawn in an orthographic projection, which means they have no perspective or depth. This makes it very difficult to see a building’s form at a glance, particularly when the building has curved elements and steps in the footprint. Often, in planning applications and local committee meetings, layman are expected to view architectural drawings in 2D, and are then expected to understand them.

Blue Cube Studios can convert these 2D drawings into realistic 3D images. Producing a CGI for your property is a great solution to this problem. It allows people viewing the image, to immediately appreciate the design and form of your building. In addition to this, they have realistic lighting and materials which further help convey design intent and in many cases can avoid a lot of confusion arising from people misinterpreting a drawing or material reference.

This is a new 3D Walkthrough animation which was produced for Crest Homes at their Francis Park development. The 3D walkthrough was created using the CAD drawings from the architect. Blue Cube Studios then created a 3D model of the entire property, using reference photography from the client to achieve the correct interior decoration and feel inside the property.

These 3D Walkthrough animations can be used on a website, DVD or an interactive device such as a touch screen system or even an iOS app for iPhone or iPad. A professional soundtrack was added to give some ambience and although it was not necessary in this case, voiceovers can also be added to talk viewers around the property and explain the design features and benefits.

This CGI was produced in under 2 days for a builder who needed a sale board outside his building site. This CGI shows any passers-by how the development will looks once completed.
